National Mortgage Guarantee

Under certain conditions, you can take out a mortgage with National Mortgage Guarantee (NHG). The Housing Development Fund Foundation (Stichting Waarborgfonds Eigen Woning) will then provide a guarantee. An NHG mortgage offers extra security for both you and the lender. Changes in your personal circumstances can affect your financial situation. If you are no longer able to pay the mortgage, for example due to divorce, unemployment, disability, or death, NHG will look for a suitable solution together with us and the lender. If selling ultimately proves to be the only option and a remaining debt is incurred, NHG may waive the remaining debt in certain situations.
If you take out a mortgage with NHG, the lender gets extra security. Therefore, you receive a discount on the interest rate.
When you take out an NHG mortgage, you pay a one-off guarantee fee, which amounts to 0.6% of the mortgage amount. You pay this fee to the Stichting Waarborgfonds Eigen Woning (Home Ownership Guarantee Fund), as this foundation acts as guarantor for the loan. These costs are deductible once against income tax.
For taking out a National Mortgage Guarantee (NHG) mortgage, the mortgage amount must be less than or equal to the cost limit. This is the maximum amount you can borrow with NHG to finance the property. As of 1 January 2023, this is €405,000 or €429,300 for energy-efficient measures.
